The Home Buying Process
Generally when buying a home you need to follow this course of events:

Find a broker... (that's us)
- Apply for a pre-approval of your home loan
- Find your home (taking an inspection list with you)
- Negotiate the price
- Sign a contract with the real estate prferably in your solicitors office
- Pay your holding deposit- amount varies state to state
- Get the home inspections done (building & pest)
- Ask the bank to value the home
- Your solicitor will do his "searches" (enviromental, council issues, future property proposals etc)
- Once your loan is fully approved & all checks have been done, 'Exchange' contracts
- Pay balance of deposit -amount varies on state of purchase
- Sign & return all mortgage documents
- Organise building & contents insurance
- And in approx 6 weeks time the house is yours -'Settlement'
- Thank your broker- We do all this for you for FREE! We work for YOU but are paid by the lender
